Concept Design

Before a wall moves, you see your home.

Floor plans. Elevations. 3D renderings. A real preliminary budget. Everything you need to see your vision clearly and make confident decisions before a dollar is committed to construction.

Phase 2

Design Development & Construction Documents

Every detail engineered and documented.

Detailed construction drawings. Specifications. Engineering coordination. Everything permit-ready before we submit a single document to the city.

Timeline: 4–8 weeks
Phase 3

Permitting & Pre-Construction

We handle the city. You handle your life.

OGC manages every permit submission, every city response, every revision. Budget locked in this phase — not an estimate. A commitment. The number we give you here is the number we build to.

Timeline: 6–14 weeks depending on municipality
Phase 4

Construction

Same team. Same standard. Start to finish.

Our in-house crew builds your project with Ozzy personally overseeing every structural decision. Weekly meetings with Ozzy and Miguel. Live project tracking through BuilderTrend. Onsite cameras so you can check progress from anywhere. You will never wonder what is happening.

Post-Construction

The relationship doesn't end at handover.

Final walk-through. Full warranty activation. 30-day, 90-day, and 1-year check-in calls from Miguel. OGC is the firm you call for every future project on your property—because our clients don't look for another builder after working with us.

CONCEPT DESIGN PREVIEW

Every OGC project starts with a Concept Design — a complete visual and financial picture of your project before a permit is pulled or a contractor is scheduled.

You see your home exactly as it will look. You approve the layout, the design, and the preliminary budget. You make every major decision from a position of confidence, not hope.

A Concept Design is priced proportionally to your project — because the scope of work required to design a $700,000 addition is not the same as a kitchen remodel.

For most OGC projects, the Concept Design fee falls between $1,500 and $9,500 depending on scope. For a $700,000 addition, you can expect a fee in the $4,500–$5,500 range — less than 1% of your total investment.

That 1% is the most important step in protecting the other 99%.

The most important thing to understand: the price you receive at the end of Phase 1 (Concept Design) is based on real scope and real conditions — not a low number designed to win the job and grow later. We lock the budget before construction begins. That is our commitment to you.

OGC plans every project with the family's daily life in mind. Our team is organized, clean, and respectful of your home and your routine.
